Ceilings and partitions subcontracts: the risks and what to negotiate

Ceilings and partitions packages are labour-heavy, sit mid-programme and get squeezed from both sides: the services trades before you run late, and the finishes trades after you need you gone. The money is lost in variations, programme compression and back-charges for damage.

AI risk report, not legal advice. The scanner gives general information about the risks in a document. It is not a lawyer, does not know your circumstances, and can be wrong. For decisions with legal consequences, get advice from a construction lawyer.

Where ceilings, partitions and plasterboard subcontractors lose money

Programme compression without acceleration pay

When upstream trades run late, the builder still wants the original finish date. If the contract lets the builder direct acceleration without paying for it, you fund the extra crews.

Variations from services coordination

Bulkheads, access panels and re-sequenced walls follow services changes. Short or absolute notice windows on variations are where this work becomes free.

Damage and patching back-charges

Other trades damage finished linings. Broad set-off clauses let the builder deduct patching from your claim. Insist on notice and evidence before any deduction.

Retention held to the end of the project

Your work finishes long before the building does. A retention release tied to the head contract's completion holds your money for the rest of the job.

Three things to push for in your departures schedule

  • Directed acceleration paid as a variation
  • Written notice and evidence before any back-charge for damage
  • Retention release tied to completion of your works

The free scanner finds these clauses in your actual contract in about two minutes and writes the departures schedule for you.

Ceilings and partitions subcontracts: common questions

Can a builder deduct patching costs from a plasterboard subcontractor's claim?

If the set-off clause allows it, yes, often without notice. That is why the clause should require written notice and evidence first, and why damage by other trades should be the builder's cost, not yours.

Do ceilings, partitions and plasterboard subcontractors have payment rights that override the contract?

Yes. Every state and territory has a Security of Payment Act that lets you make a payment claim and get to adjudication quickly, and several states cap how long payment terms can be. The state pages below set out each one.
